We have a simple proposition for property investors:
1) Search a suitable property for purchase: we will identify properties that are best suited for rental housing keeping in mind our target customers - the young workforce. We focus on 1bhk and studio apartments that, we believe, generate the highest rental income per rupee invested. We usually take exclusive mandates and charge a success fee when the purchase transaction is closed.
2) Enter into a long term management contract: we will enter into a long term management contract with the investor to have the exclusive right to market and rent out the property for a certain period of time. The management contracts are, broadly, of two types - fixed leases and revenue sharing. The choice of the contract varies on a case to case basis. Revenue sharing, in almost all cases, generates higher rental yields for investors.
3) Furnish the property: the investor needs to hand over at least a semi furnished property i.e. all electrical and sanitary fittings, modular kitchen (or kitchen cabinets) and wardrobes. We highly recommend that investors furnish their flat in entirety because the incremental return per rupee invested in furnishing, and the probability of the flat staying occupied in the long run is high.
